Each block prints with an INITIAL line for the buyer.

An automatic water leveler (autofill) keeps the pool at operating level but is not a leak-detection device. Buyer is responsible for monitoring water usage and for any water bill resulting from a stuck valve, an open fill line, or evaporation.

Where required by code or site conditions, a p-trap is installed in the pool's overflow/drain line. The p-trap must remain accessible; landscaping, decking, or structures placed over the trap by others may make future service work chargeable.

Coping is a natural or cast product. Color, texture, thickness, and veining vary between pieces and lots, and efflorescence may appear over time. Minor chipping during installation is repaired, not replaced.

Concrete decking will develop hairline cracks, control-joint shrinkage, and color/texture variation as it cures. These are inherent characteristics of concrete and are not considered defects. Deck drains are graded to the best available fall on site.

Interior finishes are applied by hand. Mottling, trowel marks, color variation, and slight surface texture differences are normal. Buyer is responsible for following the provided start-up and water-chemistry instructions; improper chemistry voids finish warranty coverage.

Salt systems increase the corrosion potential of natural stone, coping, fixtures, decking, and nearby metals. Buyer accepts responsibility for damage or accelerated wear attributable to salt water when a salt system is selected.

Existing irrigation lines and heads inside the work area will likely be cut during excavation and construction. Buyer is responsible for irrigation redesign and repair unless an irrigation repair line item is itemized on this contract.

A temporary code-required construction barrier is provided during construction. Permanent fencing, self-closing/self-latching gates, and door alarms required for final inspection and code compliance are Buyer's responsibility unless itemized.
