General / Permit

Includes permit application, plan review, and engineering as required by the governing city or county. Owner is responsible for any HOA approvals, variance requests, or additional municipal fees assessed after submittal.
Spa

Spa is constructed monolithically with the pool shell where shown. Spa jets, blower, and dedicated returns are included as listed; therapy upgrades are add-ons.
Excavation

Excavation pricing assumes normal soil conditions and reasonable equipment access. Rock, caliche, high water table, unstable soils, or hauling of excess spoils are additional charges billed at published rock/haul rates upon discovery.
Steel

Steel is placed per engineered plan, including cage, bond beam, and any required structural steel for raised elements.
Plumbing

All plumbing is pressure-tested prior to gunite. Line sizes, returns, skimmers, and main drains are installed per plan. Relocation requested after rough-in may incur charges.
Gunite

Gunite must be water-cured by the homeowner per the provided curing instructions for a minimum of 7 days. Failure to cure the shell as directed may void shell warranty coverage.
Gas

Gas line is run from the existing meter to the equipment pad at the listed length. Meter upgrades, longer runs, or utility company charges are additional.
Electrical

Electrical includes bonding, equipment hookup, and required GFCI protection. Panel upgrades, subpanels, meter changes, or utility service increases are not included and are quoted separately if required.
Tile-Coping

Waterline tile and coping are installed in the selections documented on this contract. Selection changes after ordering may carry restocking charges.
Decking

Decking is installed in the pattern and finish selected. Concrete color and texture will vary between batches and cure with time; minor variation, hairline cracking, and control-joint shrinkage are normal and not defects.
Walls

Retaining and raised walls are constructed to the heights shown on plan. Structural engineering for walls above code height is additional.
Outdoor Living

Outdoor living features are built as itemized. Appliance, fixture, and stone selections must be finalized prior to the start of that phase.
Fence

Temporary code-required construction barrier is provided during construction. Permanent fencing, gates, and door alarms are the homeowner's responsibility unless itemized.
Yard Prep

Yard prep includes rough grading of the immediate work area. Sod, irrigation repair, landscaping, and fine grading are not included unless itemized.
Plaster

Interior finish is applied in the selected material and color. Mottling, trowel marks, and color variation are inherent characteristics of hand-applied finishes.
Start-Up

Start-up includes initial fill supervision, water balancing, equipment orientation, and pool school. Water is provided by the homeowner unless itemized.
